Thermal Infrared Imaging

Infrared thermal imaging helps identify temperature patterns that may indicate moisture intrusion, insulation gaps, air leakage, or electrical concerns. It is a powerful, non‑invasive tool that supports the visual inspection.

However, infrared technology detects surface temperature differences only. It cannot see through solid materials, insulation, flooring, or concealed cavities. All findings depend on the environmental and operational conditions present during the inspection.

Duration and Pricing

Inspection times vary based on the home’s size and age.

  • Single‑family homes (up to 3500 sqft): 1.5 to 4 hours
  • Larger homes: Up to 8–10 hours

Homes built in 1950 or earlier require an additional $70 due to increased complexity.

Newly constructed homes needing a Construction Performance Guideline (CPG) inspection include an additional $150 fee. These inspections may require three or more extra hours. HST applies to all pricing.
